A sub-one-year payback can appear in a spreadsheet when the owner starts lean, wins contracts quickly, and performs substantial field work. It is not a sensible default assumption. The final decision should compare payback with risk concentration. A two-year payback supported by ten clients is stronger than a one-year payback dependent on one account that can terminate with 30 days’ notice. The same applies to equipment: a specialized machine may improve margins, but only if signed work uses it enough to cover financing, maintenance, storage, and operator training.
Building maintenance can become a durable service business because every facility ages and every client needs reliable response. But durability does not guarantee margin.
