The sales funnel matters because beginners are not automatically members. What this estimate hides
Break-even revenue is not the same as safe cash flow. The rink also needs cash for debt principal, taxes, equipment replacement, compressor repairs, off-season losses, and owner draw. A model that breaks even on profit can still run short of cash if the seasonality curve is wrong.

The biggest swing factor is not the price of brooms or hacks. It is whether the facility can turn cold, expensive square footage into paid sheet-hours during weekday evenings, weekends, and shoulder periods. A 10-point utilization miss can add years to payback.

A practical final gate is lender-style coverage. Test the base case and downside case for monthly cash after debt service. If the downside case cannot pay bills without immediately raising new capital, the project needs a smaller scope, more equity, more pre-sales, a stronger event plan, or a different site.
