The model should answer six linked questions

Capacity: How many projects can each manager and superintendent control without quality or documentation failure?

Pricing: What gross margin is required after realistic labor productivity, escalation, commissioning, and waste-management costs?

Cash: What is the peak weekly funding need under slow approvals, retainage, and delayed change orders?

Funding: How much owner equity, term debt, and line availability are required, and what covenants could constrain growth?

Owner earnings: What cash remains after market salary, taxes, debt principal, maintenance capex, reserves, and added working capital?

Payback: How long does cumulative free cash take to recover invested equity under conservative, base, and upside cases?
Tax accounting can also change the timing of reported profit and tax payments. The IRS generally requires percentage-of-completion accounting for many long-term construction contracts, subject to exceptions and detailed rules. This is a CPA-level decision that should be reflected in the model’s tax timing rather than handled after year-end. Review the IRS construction-contract accounting guidance.
The investment case is strongest when the company can show repeatable estimating, disciplined project selection, evidence of green-building capability, controlled overhead, sufficient liquidity, and completed jobs that held margin through closeout. The weakest case is high projected revenue supported by one customer, thin cash, optimistic labor productivity, and no allowance for retainage, commissioning rework, or warranty work.
Practical one-liner: every assumption should flow from the bid to the bank balance and then to the owner’s return.
