Those choices may increase enterprise value, but they delay cash recovery. The correct denominator is cash genuinely available for payback, not EBITDA before taxes, debt, capex, and live-ops commitments.
Sensitivity matters more than the base case. In the base scenario, a 20% decline in annual cash available for payback reduces cash from $250,000 to $200,000 and increases simple payback from 3.0 to 3.75 years. A 20% development overrun raises investment from $750,000 to $900,000 and moves payback to 3.6 years even if operating performance is unchanged.
