- Can the site cover fixed costs at 70%-80% pad occupancy?
- Can vendors earn enough after court fees to remain for several years?
- Does the project have enough cash for a delayed opening and one bad season?
- Is the owner return still acceptable after hiring a manager and funding maintenance?
- Does the downside case preserve debt-service coverage without emergency equity?
A specialty food truck court is investable when the parcel works legally, infrastructure is priced before commitment, vendors can survive the fee structure, and multiple revenue streams cover fixed site costs with room for debt and reserves. The concept is less capital-intensive than building several restaurants, but it is not a low-infrastructure business. The numbers must prove that the court creates enough shared demand to support both sides of the marketplace.
