Price the work that consumes capacity. Contract details matter as much as the headline rate. Add annual labor and CPI escalators, minimum monthly revenue, peak-season labor premiums, excessive SKU fees, long-term storage surcharges, project-rate approval, carrier detention rules, inventory valuation limits, and pass-through terms. A rate card without these protections becomes stale as soon as wages, packaging, utilities, or insurance rise.

A warehouse does not sell square feet; it sells usable capacity and reliable touches. The table is a scenario model, not an income claim. It assumes the owner is compensated through distributions after operating management is included in overhead. If the owner works as general manager, part of the economic benefit may be salary rather than distribution. Investors should separate market-rate owner compensation from return on invested capital.

The ramp-adjusted range is longer because customers do not normally reach full volume on day one. Payback also stretches when the warehouse carries excess space, adds labor before revenue, finances receivables, replaces equipment, or loses a major account.
