That is why a free-roam plan can look compact on a floor plan yet still require a 2,500-5,000 square foot lease after lobby, briefing, storage, restrooms, circulation, party space, and back office are added. Labor should be modeled by scheduled coverage, not by a single percentage. The national 2025 wage distribution for amusement and recreation attendants was roughly $10.75-$20.43 per hour from lower to upper wage estimates, with a median around $15.46. What this estimate hides is schedule shape. Sixty-six admissions spread evenly across the week are manageable. The same volume concentrated on Friday night and Saturday afternoon may exceed peak capacity while leaving expensive staff and rent underused Monday through Thursday. That is why weekday utilization often matters more than total social-media reach.

Owner income is not revenue, and it is not automatically equal to accounting profit. Test at least five changes: utilization down 10 percentage points, realized price down 8%, payroll up 10%, opening delayed three months, and equipment replacement accelerated by one year. Then combine them. A business that survives only when every assumption lands at the midpoint is not lender-ready.

Some equipment vendors publish faster payback claims. For example, Zero Latency states that partners often see 8-12 months, but its own language also says results depend on location, fit-out, footfall, and operation. Treat supplier ROI statements as sales-case evidence, not a bankable forecast. Rebuild the calculation with your total project cost, local price, achievable utilization, content fee, lease, debt service, and replacement reserve.
The biggest payback distortions are omitted working capital, unpaid owner labor, delayed opening, equipment refresh, and the assumption that peak-weekend demand represents the full week. A sound investment case therefore has two tests: the venue must reach operating break-even, and it must generate enough after-tax cash to recover capital before the technology and concept require a major refresh.
